AstraZeneca India has announced plans to sell its 64-acre production facility in North Bengaluru for Rs 3,200 crore as part of a broader strategic review of its global manufacturing and supply chain. This initiative marks a significant shift in the company's operations, aligning with its corporate strategy to monetize non-core assets.


The facility, which has been valued at over Rs 50 crore per acre, is located in one of Bengaluru's prime corridors and has served as a major manufacturing site for the pharmaceutical giant. The company is seeking a buyer who can also operate as a contract manufacturing organization (CMO) for products currently produced at the site, pending necessary approvals.


This move aligns with a growing trend among corporates and public sector undertakings in India, where rising real estate valuations and increasing land demand are prompting organizations to unlock capital by selling non-essential assets. Property consultants have reported a surge in land deals, with a 47% increase in transactions across major cities in 2024, totaling over 2,000 acres.


AstraZeneca's facility in Bengaluru is one of nine global sites dedicated to clinical trials, safety monitoring, and regulatory compliance for pharmaceutical products. Established in 1979, it plays a crucial role in the company’s operations. As demand for premium residential and commercial projects continues to rise, developers like Godrej Properties and Prestige Group are actively acquiring such assets to expand their land banks.


As the real estate market evolves, the sale of this manufacturing site represents a key opportunity for potential buyers and underscores AstraZeneca's strategic direction in optimizing its operational footprint.
