Organic and inorganic coatings will become a trend

ECHEMI 2019-12-24

November 18, 2019 round table forum of architectural paint salon was held in Shanghai. Lin Xuanyi, Meng Fanqi, Zhu Liguang, Wu Zhongyuan, Hu Xiaozhen, ye Qingfeng, Tang Lei, Shi Yifang, Chen Ling, Guo Jiang, Wang Wei, nanxuan, Huang Yifan, Zhou Rong, Lu Ning and a group of people who love architectural coatings, gathered together to discuss the growth and development of architectural coatings, hoping to give a good voice to China! According to a report released by markets and markets, an American market research and consulting firm, the market size of architectural coatings is expected to reach about 85.2 billion US dollars by 2020, equivalent to about 586.7 billion yuan. The Asia Pacific region is the leading market of architectural coatings. In the past few decades, with the rapid development of China's economy, technology and real estate market, architectural coatings have undergone tremendous changes, from the beginning to maturity, from introduction to innovation.

To understand the past and present of China's architectural coatings, it is possible to occupy the first opportunity in the future market competition, which is more helpful to enterprises Prepare for the next layout. In this salon, Lin Xuanyi, a member of architectural coatings salon, analyzed in detail the development process of architectural coatings in China over 40 years since the reform and opening up in terms of market power, scale, output and technological innovation, and predicted its future development. Lin Xuanyi, member of architectural coating salon, professor level senior engineer, chief engineer of Shanghai Shende Europe Co., Ltd., member of Expert Committee of China Coating Industry Association, part-time professor of Shanghai University of engineering and technology. He has compiled latex paint, paint additives (Second Edition) and paint solvents and additives, participated in the formulation of many standards, and published more than 60 academic papers. In 1978-1997, during the period of reform and opening up, most of the local construction coating enterprises in China started from township enterprises, private enterprises and collective enterprises in cities and towns, and some of them gradually established and improved the market economy system through reform by state-owned enterprises. In the global market, China's construction coating industry develops by introducing advanced technology and opening up the market, and by its comparative advantage in the fierce competition. According to a group of data analysis, 1998-2014 is a high-speed development stage of architectural coatings in China. Due to the implementation of a series of real estate policies, such as personal housing loans and monetization of housing distribution, China has entered the era of commercial housing, forming a fast-growing real estate market, with the growth rate of real estate investment reaching more than double digits, which directly creates a high-speed development of construction paint market.

Therefore, 1998 has become the boundary between the reform and opening up period and the high-speed development period of architectural coatings. However, from 2015, the growth rate of real estate investment began to slow down, and the development speed of architectural coatings slowed down accordingly, entering a critical period of transformation and development. The driving force of the development of architectural coatings in China has changed from the real estate investment to the renovation of old houses. Among them, real estate investment is still the first driving force for the development of architectural coatings. Data shows that in the 22 years 1996-2018, the real estate investment in 2018 increased by 31.4 times compared with 1996, with an average annual growth rate of 17%. From January to October 2019, China's real estate development investment reached 10 trillion yuan, up 10.3% year on year. In 2018, 20 years after the full commercialization of housing, the sales area of commercial housing reached 1.717 billion square meters, an increase of 1.3% over the previous year. High speed real estate investment has greatly promoted the development of architectural coatings. "The profit of architectural coatings is in retail, but the volume is in centralized purchase." The data from January to July 2019 shows that the overall proportion of full decoration in China has exceeded the 30% target set by the government, the concentration of real estate enterprises has increased, and the total decoration has grown rapidly. On the other hand, the renovation of old houses is a new driving force for the development of architectural coatings. Forest industry said that the old house renovation market, also known as the repainting market, is a new market for development and a new driving force for the development of architectural coatings. In the 37 years from 1981 to 2017, the cumulative completed area of all houses in China reached 73.2 billion square meters. Excluding the demolition area, the existing building area is still 61.2 billion square meters, of which the residential area is 38.7 billion square meters.

From the data, in 2018, the sales area of second-hand houses in China was 395 million square meters, the sales area of new commercial houses was 1479 million square meters, and the sales area of second-hand houses accounted for 26.7% of the sales area of new commercial houses. According to the analysis of forest industry, nowadays, Beijing, Shanghai and Shenzhen are all dominated by stock houses, and in 2018, the second-hand house transactions in nearly 20 cities exceeded the new houses. This shows that the development of architectural coatings no longer depends on the large-scale expansion of real estate increment, but more and more on the renovation of existing houses. The renovation market of old houses is expected to account for one third of the new building market, with a growth rate of about 12%. Forest industry said that each year, more than 3 billion square meters of new houses are completed, and more than 50 billion square meters of existing buildings are completed. The basic demand for architectural coatings is still good. Driven by the "new and old driving forces", the construction and coating market remains relatively stable. But it is difficult to make breakthroughs. Enterprises need to work together step by step. When the products are better, they need to abandon homogenization and make differentiation, so that there will be price differences and profits. In short, the future of architectural coatings is to benefit from differentiation. In recent years, the market of architectural coatings has changed quietly. In this smokeless transformation, the new environmental protection coating and the traditional coating launched a "hand to hand battle", and multi-function has become the development focus of the construction coating industry.

Forest industry also pointed out that in the future, the development of coating technology tends to combine organic and inorganic coatings. Bio based building coating is an innovation of building coating technology, but it needs to solve several problems before it can achieve large-scale development. The first is to provide the same performance as petrochemical products; the second is to have sufficient supply in medium and long term, competition with food and overall utilization of cultivated land; the third is that the extraction of biomass and the production of bio based materials made from them must be responsible for the environment and society; the fourth is the problem of cost performance. Up to now, inorganic coating has no clear definition. According to people's habit, it generally refers to a kind of coating whose main base material is inorganic material. According to article 3.0.6 of code for fire protection design of interior decoration of buildings (gb50222-2017), the inorganic decoration coating applied on grade a base material can be used as grade a decoration material; the organic decoration coating applied on grade a base material with wet coating ratio less than 1.5kg/m2 and dry film thickness of coating less than 1.0mm can be used as grade B1 decoration material. "Due to the regulation that inorganic building coatings have good fire performance and belong to class A, inorganic building coatings have become one of the hot spots of recent development in China," said Lin Throughout the whole market, in recent two years, many coating companies have launched inorganic building coatings, in order to seize the opportunity in the transformation and upgrading of the important gateway. In addition, functional products such as flexible ceramic coating / liquid granite coating, water-based multi-color coating, reflective heat insulation coating have also made innovative development in recent two years, and the engineering application market has been expanding. Looking forward to the future, forest industry pointed out: "silica aerogel thermal conductivity 0.012, has great development potential in building coatings and external wall insulation; while the Internet of things, intelligence and digitalization are another trend of building coatings development, such as robot coating." From the perspective of technological progress, China's architectural coatings are basically based on introduction, imitation and learning. In the future, it is likely to turn more to independent research and development, independent innovation and development.
